Home Owner Maintenance Tip

We enjoy trying to make sure that your home stays your most valuable asset.  One of the best ways we know to help, is to pass along some simple maintenance tips that most people don’t know could save thousands of dollars.

Roofing

The purpose of a roof is to protect a home in all kinds of weather. Over the course of a year, the roof has to withstand tremendous temperature changes. This can cause roofing materials such as flashing and shingles to contract and expand.

The indicators of roof deterioration are: cupping, loose shingles, loss of granules and buckling.

The most accurate way to determine the condition of a roof is to inspect it from on top. If you prefer you can visually inspect the roof from the ground with binoculars, to see if granules have washed away.

Most types of shingles are placed on top of each other like bird feathers, layered stadium seating and several layers deep. A good indicator of a correctly installed roof is the presence of straight lines.

Things to look out for on wood shingles, are curling, splitting or mold. On a flat roof, blisters, wrinkles and cracks can be problems. Soffits can have clogged or damaged vents. Gutters can become loose or sag. Chimneys can lean, become loose or have damaged bricks. All these issues make it imperative to have your roof checked at least twice a year.
