We enjoy trying to make sure that your home stays your most valuable asset.  One of the best ways we know to help, is to pass along some simple maintenance tips that most people don’t know could save thousands of dollars.

Party Walls

Party walls or common walls, separate two different homes in the same building, or separate one room into two. These walls are often constructed on top of a property line so that one half of the wall is on each property.

Party walls are usually made of a non-combustible material. Where code requires, it can be a fire wall.

The term party wall can be used to describe the division between separate units in a multi unit condo or apartment complex. The wall in this case is not structural but needed to meet criteria for fire or sound protection between homes.

Masonry party walls provide relatively good fire protection, although they are not effective for acoustic insulation.

Wood-frame partition walls provide less fire protection, but if properly installed and insulated they can be better from an acoustic standpoint. A great many walls are masonry part of the way through the house, and then wood-framed in the attic.

In some attached houses, there is no wall between the attic areas. This open space is less desirable in terms of fire protection than a masonry wall up the underside of the roof.
