We enjoy trying to make sure that your home stays your most valuable asset. One of the best ways we know to help, is to pass along some simple maintenance tips that most people don’t know could save thousands of dollars.
Gas Piping
Houses which are supplied with gas have piping that runs underground to the house and then into the building. This piping is the homeowner's responsibility therefore it is their obligation to make sure the piping is maintained and installed according to local codes. Piping needs to be installed by a professional and than inspected by a local building official.
All underground piping should be protected from corrosion. This is often done with coatings or wraps. It is not recommended to bury piping under a building unless it is installed within code standards.
Depending on the local jurisdiction, gas shut off valves outside the building are usually required on new installations.
Where plastic pipe is used underground, metal risers or chases should come up above the grade. The plastic piping should not be visible or exposed to mechanical damage. A copper trace wire is laid around the pipe to help the gas company find it later, if it is necessary to dig in the area. The wire should be visible above the grade section of the pipe.
Federal safety regulations require that a gas meter be installed in an accessible area. When there is a potential hazard the meter must be protected.
As always make sure you operate any appliance according to the manufacturer's instructions. Electric dryers should be vented to the outside to prevent lint build up.
Check your chimney or vent to make sure it is properly sealed and in working order to ensure correct venting. Report any odor to a service technician immediately.
