A+ Inspection Services uses tools that are the latest technology to assist us in determining, if and when an item is not functioning as intended, and also to help us pinpoint any safety issues. We provide our reports electronically (Same Day) and provide printed reports via Priority Mail. We also offer inspections for new construction, pre dry-wall, and final inspections on new homes, before you close!

Items Inspected

We have over 500 items that we inspect in a home during the inspection. From the foundation to fans to the microwave, everything gets a look to make sure it is functioning as intended and not a safety hazard for you or your family.

Technology

We use the latest technology to assist us in conducting the inspection as well as providing the report electronically (Same Day) and provide printed reports via Priority Mail.

Tools
Some of the tools we use are simple such as ladders and Ground Fault Circuit Interrupter (GFCI's) testers, and some are sensitive electronic testers that alert us and help us pinpoint a problem that may be a safety issue.

Phase inspections of new homes while they are being built will head off trouble you may have in the future

Final Inspection/New Homes
Before you close on your new home and sign the papers make sure the builder has taken care of all those last minute details.

What We Inspect

Structural Components: The structural components including foundation and framing are inspected. The floor, wall, and ceiling structure, the under-floor crawl space, the roof structure and the attic.

Exterior:

  • The exterior wall covering
  • Flashing and trim
  • Exterior doors
  • Attached decks, balconies, stoops, steps, porches, and their associated railings.
  • The eaves, soffits, and fascias where accessible
  • Grading, surface drainage, and retaining walls on the property that are likely to adversely affect the building.
  • Walkways, patios, and driveways

Roof System:

  • Roof covering
  • Roof drainage
  • Flashing
  • Skylights
  • Chimneys
  • Roof penetrations

Plumbing System:

  • Interior water supply and distribution
  • Fixtures and faucets
  • Drainage, waste and vent systems
  • Water heating equipment
  • Vent systems, flues, and chimneys
  • Drainage sumps, sump pumps, and related items

Electrical System:

  • Service drop
  • Service entrance conductors, cables, and raceways
  • Service equipment, main disconnects, and service grounding
  • Interior components of service panels and sub panels
  • Over-current protection devices (breakers/fuses)
  • Representative number of installed lighting fixtures, switches, and receptacles
  • Ground fault circuit interrupters

Heating System:

  • Installed heating equipment
  • Vent systems, flues, and chimneys

Air Conditioning Systems:

  • The installed central and through-wall cooling equipment

Interior:

  • Walls, ceilings, and floors
  • Steps, stairways, and railings
  • Countertops and a representative number of installed cabinets
  • Representative number of doors and windows
  • Garage doors and garage door operators

Insulation and ventilation:

  • Insulation and vapor barriers in unfinished spaces
  • Ventilation of attics and foundation areas
  • Mechanical ventilation systems
  • Describe the insulation and vapor barriers in unfinished spaces, the absence of insulation in unfinished spaces at conditioned surfaces

Fireplaces and Solid Fuel Burning Appliances:

  • The system components, the vent systems, flues, and chimneys
